Special Loan Programs for Low Income Home Buyers

If anyone claims there are not enough programs out there applicable to low income home buyers, then these options present good information to counter that argument.

Georgia Dream Homeownership Program

HomeSafe – Georgia Department of Community Affairs

HomeSafe Georgia is a federally funded, state operated mortgage assistance program that helps homeowners avoid foreclosure.
NACA

Private non-profit organization developed to work with major banks to offer all contributions to be applied to lower loan interest rate and thereby significantly reduce the mortgage payment and making housing more affordable.
Atlanta Area Agencies

Invest Atlanta is comprised of the Urban Residential Finance Authority, Downtown Development Authority and the Atlanta Economic Renaissance Corporation. Subsidiaries include Atlanta BeltLine, Inc. and offers programs such as HFA Preferred – HOME Atlanta 4.0 – Atlanta Affordable Homeownership Program (AAHOP)- Vine City Renaissance Initiative

The Atlanta Development Authority

A downpayment assistance program for properties within the Atlanta BeltLine Tax Allocation District city limits.
Neighborhood Stabilization Program (NSP)

Cobb County will purchase vacant, foreclosed residential real estate in areas of greatest need throughout the County, rehabilitate the homes into move-in ready, code-compliant condition and sell these homes to homebuyers who are eligible to participate in our program.
Marietta Housing Authority

Marietta Housing Authority offers the Cobb Housing Assistance Program for eligible homebuyers purchasing a home of their choice anywhere in Cobb County.
Habitat for Humanity of Northwest Metro Atlanta

Provides down-payment assistance loans to eligible households who complete the Habitat Homeownership Program and purchase a Habitat home.
DeKalb Community Development Department

First Time Homebuyer’s Program provides funds to assist homebuyers with costs associated with the purchase of a home in DeKalb County. The form of assistance used for the down payment assistance program will be HOME funds in the form of deferred payment loans.
Fulton County Home Ownership Program (HOP)

Citizens who want to make a home purchase can now seek assistance from the Home Ownership Program (HOP) funded by the U. S. Department of Housing and Urban Development. This program provides assistance for home mortgage down payments. Homestretch Down Payment Assistance Program

The Gwinnett County Community Development Program operates a first-time homebuyer down payment assistance program that makes 0% interest five-year deferred payment loans to qualifying homebuyers. Homebuyers who receive Homestretch down payment assistance must own and occupy the home as their principal residence. Housing must be single-family detached homes or townhomes located in Gwinnett County.
Federal Housing Authority (FHA) loans

It appears that the only low cost loan program available for home Buyers is an FHA loan that requires only 3.5% down payment and relaxed loan qualification standards.
Most other programs have been terminated or might be scams. See other programs that at one time were available here at the FHA website.
